Guests have access to the whole house.
Minimum age: Primary renter must be at least 25 years old.
Rental Agreement: By booking, you accept and must sign the Digital Rental Agreement that will be sent to you immediately after booking.
HOA Rental Registration Form: Because this home is located in a private residential community (The Estates at Emerald Lakes), you must complete and return the Rental Registration Form we send you. This form requires the full name, mailing address, and phone number of the primary renter, the names of every guest staying, and vehicle details (make, model, color, state, and license plate) for all vehicles. The signed form must be returned to us at least 72 hours before check-in so we can submit it to the HOA. Failure to return the completed form will result in cancellation of your reservation.
Maximum occupancy: Strictly 16 guests. No unapproved additional guests are allowed. Any violation is grounds for immediate eviction with no refund.
No parties or events of any kind. This is a quiet residential neighborhood with full-time families.
Quiet hours & noise: Keep noise at a reasonable level at all times. Noise violations start at $250 and carry heavier fines between 10:00 PM and 8:00 AM.
Fireworks: Strictly prohibited by the HOA anywhere on the property at any time. Violation will result in a $500 fine.
Smoking / vaping: Not allowed inside the home but is allowed outside the home. Please dispose of all butts in the trash (not on the ground).
HOA fines & responsibility: This property is in a residential HOA community. If any HOA rules are broken, the HOA will fine the owners. You (the guest) will be fully responsible for reimbursing us for any fines or charges incurred on your behalf due to your stay. Upon booking and signing our digital rental agreement, you will be provide all of the info for your stay including the HOA rules.
Be a good neighbor: Please respect the full-time residents around us. We want every guest to enjoy their stay while keeping this a peaceful, family-friendly community.
Cancellation policy: Cancellations within the cancellation window will receive a full refund minus payment processing fees.
